Most "finance calculator" sites either bury the calculator under ads before you can see a result, or use it as a lead-gen form that hands your email and phone number to a mortgage broker the moment you hit calculate. These don't work that way. Every calculation on this page runs in your own browser — the figures you enter are never sent to, or stored on, our servers.

How accurate are these?
The formulas themselves — LVR, LMI thresholds, NOI, cap rate, GRM, DSCR, markup vs margin — don't change; they're standard industry definitions and each calculator page explains exactly which formula it's using. What does change, sometimes every state or federal budget, is the dollar figures: grant amounts, stamp duty thresholds, and LMI-waiver income/price caps. Every tool flags this directly and points you to the relevant state revenue office or Housing Australia to confirm current figures before you rely on them for a real decision. Frequently asked questions
Are these calculators specific to Australia?
Yes — the First Home Buyer Calculator's grants, stamp duty concessions, and LMI framework are built around the Australian system (state-based stamp duty, Lenders Mortgage Insurance, the federal Home Guarantee Scheme family). The Cap Rate Analyzer and Markup Calculator use formulas that are standard internationally, so they work for any currency.
Do you store the numbers I enter?
No. Every calculation runs client-side, in your browser. Nothing is transmitted to or saved on our servers, and nothing is linked to your identity.
Is this financial advice?
